Is Las Vegas water really that hard?

Yes — famously so. SNWA's annual water quality report puts total hardness around 280 mg/L as CaCO3, which is 16 grains per gallon: squarely "very hard." Total dissolved solids run near 600 ppm, and the water is disinfected with chloramine. About 90% of the supply is Colorado River water from Lake Mead, treated at the Alfred Merritt Smith and River Mountains plants. That's why water softeners are near-universal in Vegas garages — and why we check yours during water heater visits.

How long should a water heater last in Las Vegas?

National ratings say 8–12 years, but in 16 gpg water an unflushed, unsoftened tank often gives up closer to 8–10. With a working softener plus an annual flush and anode check, 12+ is realistic. If your tank is original to a 1990s or early-2000s home — very common in Sun City Summerlin and established Spring Valley — plan the swap on your schedule instead of at 6 a.m. on the coldest morning of the year.

Is tankless worth it in the desert?

It can be — endless hot water and a 20-year design life are real. But hard water demands an annual descale, and the install needs proper gas sizing and venting. For a one- or two-person household that already has a softener, tankless math often works. For a family of five on a budget, a high-recovery tank with a softener is still the better value. Do you service water softeners?

We check, tune, and repair softener valves, bypasses, and brine systems as part of water heater and fixture work — and we'll hook a new softener into a repipe while the walls are open. Softeners protect everything downstream of them; in this water, keeping yours working is the single best plumbing investment in the house.

Leaks, slabs & repipes

Why are slab leaks so common in Las Vegas?

The trifecta: nearly every home is slab-on-grade with copper under or in the concrete; caliche and expansive desert clay move and grind against buried pipe as soil moisture swings; and 16 gpg water corrodes copper from the inside. Add irrigation overspray against foundations and monsoon runoff, and you get the Vegas slab leak recipe. Detection-first repair — locate before you cut — is the only sensible approach.

Will my homeowner's insurance cover a slab leak?

Often, partially. Many Nevada policies cover leak detection and access (breaking and restoring the slab) even when the pipe repair itself is excluded. Document everything and call your agent early — our written detection reports are prepared with adjusters in mind.

My home was built in the 1980s or 90s. Should I worry about polybutylene?

If it hasn't been repiped, yes — look. Valley tract homes from roughly 1978–1995 (Paradise, Spring Valley, Sunrise Manor, east side especially) often used gray poly pipe, which degrades from the inside and fails without warning. A two-minute look during any service visit tells you what you've got, and if it's poly, a repipe quote beats an emergency call.

PEX or copper for a repipe?

Most Las Vegas repipes are PEX, rerouted through the attic over the slab — faster to install, quieter, freeze-tolerant, and warranted for decades. Copper is the premium option and still excellent. We'll quote both and tell you which fits your house and budget.

How do I verify a plumber is licensed in Nevada?

Nevada plumbing contractors are licensed by the Nevada State Contractors Board — plumbing falls under the C-1 (Plumbing and Heating) classification or the C-1d plumbing subclass. Any legitimate plumber will give you their license number; verify it free at nvcontractorsboard.com. Nevada requires a licensed contractor for plumbing jobs of $1,000 or more — it's the law, and it's your protection.

Do you charge a trip fee or diagnostic fee?

Diagnostics are quoted by phone for your specific situation, and if you approve the repair, the diagnostic charge folds into the job. Flat-rate quotes before work starts — no meter running.

How fast can you get to Summerlin or the east side?

Same-day for most calls placed before early afternoon; emergencies are triaged immediately. We route by ZIP, so a west-valley morning doesn't strand an east-valley afternoon.

Do you handle HOA approvals in gated communities?

Yes — we work in Summerlin, Aliante, Mountains Edge, and gated associations regularly and handle the documentation: work notices, insurance certificates, and scheduling rules.

What should I do before a rare Vegas freeze?

Disconnect hoses, insulate exposed hose bibs and garage lines, cover backflow preventers, and know where your main shut-off is. Our January burst-pipe calls almost all trace back to one unprotected hose bib or garage line.
