Repair vs. replace: the honest math
Tank water heaters are rated for 8–12 years nationally, but Las Vegas is harder on them than almost anywhere. SNWA's annual water quality report puts valley hardness around 280 mg/L as CaCO3 — 16 grains per gallon, officially "very hard" — with total dissolved solids near 600 ppm. Every gallon heated deposits a little more mineral scale on the element or the tank bottom. The burner runs longer, the metal runs hotter, and the anode rod sacrifices itself twice as fast as it would in soft-water country.
If your tank is under 8 years old and the fix is a thermostat, element, or gas valve, repair usually wins. If it's over 10 years, rumbling like a rock tumbler, or leaking from the body, replacement is almost always the cheaper decade. We'll quote both paths when both exist — and we'll check your softener while we're there, because a softener that's out of salt or bypassed is why most Vegas tanks die young.
Attic tanks and 140°F summers

But hard water is non-negotiable context: a tankless unit in a 16 gpg home without annual descaling will shed years of life in a hurry. We size the gas line, set the venting, and — if you don't already have one — we'll tell you honestly whether a softener or an inline scale system should come first.
